This renting a room FAQ answers what renters ask before applying for a private room in a shared home on CoRent. Signing up is free, there is no application fee, and you see any processing fee at checkout before you pay. Every answer comes from the CoRent renter page. The dollar amounts below are examples, not quotes for a specific room.

Renting a room FAQ: cost and fees

How much does a room cost compared with a whole place?

The renter page shows an example comparison. In the example, a whole-place rental costs $2,020 a month, made up of $1,650 rent, $300 utilities and $70 internet. A room on CoRent costs $730 a month, made up of $650 rent and $80 utilities. Internet is covered by your utility share in the example.

That is an example difference of $1,290 a month, or $15,480 a year. Real prices vary by room and house, so check the listing for your room's actual rent. For more on what comes with a room, read what is included in a furnished room.

Is there an application fee?

No. Signing up is free and there is no application fee. Each rent payment has a processing fee, and it is shown at checkout before you pay.

What are the processing fees?

The renter page shows these example amounts per rent payment:

  • Weekly by card: $4.79, or $20.76 a month
  • Weekly by bank account: $1.21, or $5.24 a month
  • Monthly by card: $19.73
  • Monthly by bank account: $0, because the fee is waived on a full month paid by bank

Your exact fee is shown at checkout. The fees page has the full detail.

Can I pay weekly or monthly?

Yes. Rent can be paid weekly or monthly, by card or bank account. Our guide to weekly room rental or monthly rent explains which fits which budget.

Does rent include internet?

In the renter page example, internet is covered by your utility share instead of a separate bill. In a real listing, check whether the host includes internet in rent or splits it with housemates, and ask if the listing is not clear.

Where do I see what I owe before I pay?

At checkout. The exact processing fee is shown there before you pay, and any move-in amounts a host lists are visible before you pay too.

Verification, privacy and your rights

How does ID verification work?

You verify your ID once, with a government ID and a selfie match. Your housemates are verified too. A host never sees your ID or selfie.

When do I see the street address?

Listings show the area, meaning the city and ZIP. The street address is shared only after your booking is confirmed.

What are my rights as a renter in a shared home?

Federal fair housing law protects people from discrimination in housing, and Virginia has its own rules. HUD's fair housing office explains the basics. The Virginia Department of Housing and Community Development also posts a tenant handbook and a statement of tenant rights on its landlord and tenant resources page. For a specific problem, contact a Virginia legal aid or housing resource.

How applying works

What are the steps from search to move-in?

Here is the order, from the CoRent renter page and fees page:

  1. Create a free account. There is no application fee.
  2. Verify your ID once, with a government ID and a selfie match.
  3. Browse rooms and choose a move-in date when you apply.
  4. The host reviews your application. Hosts approve each application.
  5. Once the booking is confirmed, you get the street address.
  6. Pay rent weekly or monthly, by card or bank account.

Who are my housemates?

Everyone in the house has gone through the same ID check, so you are living with verified people. Hosts decide who they approve, and your host can tell you more about the house before you apply.

What should I ask a host before I apply?

Ask what furniture the room has, whether utilities are included or split, how the house handles chores and quiet hours, and which move-in amounts apply. Our guide to what is included in a furnished room has a longer list of questions.

Utilities, move-in and support

How do utilities work?

It depends on the house. Some hosts include utilities in the rent, while others split them among housemates. When utilities are shared, you pay your share in the app, on top of rent. Look at the listing, or ask the host, before you apply.

When can I move in?

You pick a move-in date when you apply. Some hosts also list move-in amounts, and you see those before you pay.

Where can I rent a room?

CoRent.AI serves Richmond, Petersburg and Colonial Heights, Virginia. You can browse each city page: Richmond, Petersburg and Colonial Heights. The full list is on the properties page.

Who do I contact for help?

Support is available in the app or at support@corent.ai.

Frequently asked questions

Is the example cost what I will pay?

No. The $730 a month figure is an example from the renter page. Your rent, utilities and any move-in amounts depend on the room and the house, so read the listing and ask the host before you apply.

What is the easiest way to avoid the processing fee?

On the renter page, the fee is waived when you pay a full month by bank account. Weekly payments and card payments carry a fee, shown at checkout.
