Terms of Service

Effective date: September 9, 2026

The short version. CoRent is a platform, not a landlord. Hosts list rooms they control; tenants apply, book and pay through us. The lease is between the host and the tenant. Our fee is 5% of rent collected, and that includes payment processing. Identity verification confirms an ID matches a selfie — it is not a background or credit check. Whether renting by the room is legal where a property sits is the host’s responsibility, not ours.

These Terms of Service govern your access to and use of the CoRent platform, website, and services (the “Services”). This agreement is between you and CoRent Trust, a Virginia business trust (“CoRent”, “we”, “us”), 15430 Pouncey Tract Rd, Rockville, VA 23146. By accessing or using the Services, you agree to be bound by these Terms. If you do not agree, you may not use the Services.

1. What CoRent is — and what it is not

CoRent is a room-rental platform. Hosts list rooms in properties they own or control; tenants find, apply for and book those rooms. CoRent provides identity verification, the application and booking flow, payment rails, and tools for managing a tenancy afterwards.

CoRent is not a party to any lease or tenancy. We are not a landlord, a property manager, a real-estate broker, a tenant-screening company, a consumer-reporting agency, or a housing provider. The rental agreement is between the host and the tenant. We do not own, inspect, or control any listed property.

2. Eligibility

You must be 18 or older and able to form a binding contract. The Services are offered in the United States only. One account per person; accounts are not transferable.

3. Accounts, identity and verification

  • You must provide accurate information and keep it current.
  • Identity verification is required to apply for a room, and for hosts before listings go live. You submit a government-issued ID and a selfie, and we compare them. See our Privacy Policy for what happens to that data.
  • You are responsible for activity under your account and for keeping your password secure.
  • We may suspend or deactivate an account for breach of these Terms, suspected fraud, or risk to other users. A deactivated account cannot sign in and existing sessions are invalidated.

4. Host terms

By listing on CoRent you represent that:

  • You own the property or have the legal right to rent the room, including any landlord, lender, HOA or condo consent.
  • The rental is lawful where the property sits.Room-by-room and unrelated-occupancy rules vary by city and county and change often. Confirming legality is your responsibility, not ours. Any zoning information CoRent may publish is general information, not legal advice, and not a determination about your property.
  • Your listing is accurate, your photos are of the actual room, and your price and house rules are current.
  • You will comply with fair-housing law. You may not refuse an applicant, or state a preference, based on race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status or disability, or on any additional class protected by your state or city. This applies to your listing text, your house rules and your messages.
  • You will comply with landlord-tenant law where the property sits: notice periods, security-deposit limits and accounting, habitability, entry rules, and eviction procedure. Only a court can evict a tenant. CoRent’s notice and termination tools generate documents for your use; they are not legal process and are not legal advice.
  • You are responsible for your own tax reporting on rental income.

5. Tenant and applicant terms

  • Information you give in an application must be accurate.
  • Booking through CoRent creates a tenancy relationship with the host, on the host’s terms and lease. Read them.
  • A room’s exact street address is shown after your booking is confirmed.
  • Pay through the platform. If you send money to a host or anyone else outside CoRent, we have no record of it and cannot help you recover it.

6. Fees and payments

  • CoRent’s platform fee is 5% of rent collected through the platform, and that includes payment processing — there is no separate card or ACH charge on the host side.
  • Payments are processed by Stripe. Hosts connect a Stripe account to receive payouts, and Stripe’s own terms and payout schedule apply to that account.
  • Security deposits. Where a deposit is collected through the platform, CoRent holds it and releases it in accordance with the host’s lease and applicable state law. CoRent charges no fee on deposits.
  • Taxes are your responsibility. We may report payments where the law requires.

7. Acceptable use

Do not: list a property you cannot legally rent; discriminate (see section 4); harass or threaten another user; submit someone else’s ID or a forged one; move payment or communication off-platform to evade fees or protections; scrape, crawl or bulk-download the platform; probe or interfere with our systems; upload malware; misrepresent who you are; or use the Services for anything unlawful.

8. Content you post

You keep ownership of your listings, photos and documents. You grant CoRent a non-exclusive, worldwide, royalty-free licence to host, reproduce, adapt for display, and distribute that content as needed to operate and promote the Services, including syndication to third-party listing channels. You confirm you have the rights to what you upload.

9. Messages

The platform carries in-app messaging between hosts and tenants, and we send account and tenancy notifications by email and text. We may retain messages as described in our Privacy Policy. Text messaging is covered by our SMS Policy.

10. Third-party services

Stripe, Plaid, Face++, Cloudinary, Twilio, Google, Seam and RemoteLock, among others, operate under their own terms. Smart-lock access codes depend on the host’s own lock hardware and its vendor; CoRent is not responsible for a lock that fails to open.

11. Disclaimers

The Services are provided “as is”without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that a listing is accurate, that a host or tenant will perform, that a property is habitable or lawfully rentable, or that the Services will be uninterrupted or error-free.

Identity verification confirms that a submitted ID and selfie appear to match. It is not a background check, a credit check, or a criminal-records search, and it is not a guarantee about any person’s character, finances or conduct. You are responsible for your own diligence on anyone you rent to or from.

12. Limitation of liability

To the maximum extent permitted by law, CoRent shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly.

13. Disputes between users

A disagreement between a host and a tenant about a tenancy is between them. CoRent may, at its discretion, provide records from the platform, but we do not adjudicate tenancies and we are not a party to them.

14. Governing law and venue

These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-law principles. The state and federal courts located in Virginia shall have jurisdiction over any dispute arising out of these Terms or the Services.

15. Termination

You may close your account at any time. We may suspend or terminate access for breach of these Terms, for conduct that risks other users, or as required by law. Obligations already incurred — rent owed, fees owed, a tenancy in progress — survive termination.

16. Changes to these Terms

We may update these Terms and will post the new effective date on this page. For material changes we will give notice through the Services. Continued use after a change takes effect constitutes acceptance.
