Refer a friend rent: on CoRent, you can invite a friend by email or share your own referral link. One thing to know first: the referral page states a $1,000 reward only for hosts who list a property with 4 or more bedrooms. It does not state a reward for a friend who rents a room. This post shows what you can do and how to do it honestly.

Refer a friend rent a room: how to send the invite

Open the referral page. It gives you two ways to refer someone.

  • Invite by email. You enter your friend's first name, last name, phone number and email address, then send the invite. The page says the invitee can sign up without a specific link.
  • Share a link. You copy your unique referral link and share it with your network or on social media. The page says the link is for anyone to use.

A dashboard tracks Active Referrals, Pending Rewards and Total Earned. The page also has an option to add a payout account, and a link to the terms and conditions.

Before you count on any reward, read those terms. The page does not say who is eligible to refer, what makes a referral count, when rewards are paid or whether there is a cap.

What a friend does after you refer them

Your friend does not owe you anything and does not have to use your link. If they decide to look for a room, here is the process they follow on CoRent.

  1. Create a free account. There is no application fee.
  2. Verify their ID once, with a government ID and a selfie match.
  3. Find a room and apply in the app, choosing a move-in date.
  4. Wait for the host to review the application and decide whom to approve.
  5. If the host confirms the booking, they get the street address.

Listings show only the city and ZIP code before that. A host never sees a renter's ID or selfie.

Make sure your friend knows that approval is up to the host. You cannot promise a room, and you should not.

What to tell a friend before they sign up

Share facts, not promises. Here is what the public pages say about cost.

  • Signing up is free, and there is no application fee.
  • Each rent payment has a processing fee, shown at checkout before they pay.
  • Rent can be weekly or monthly, by card or bank account.
  • When a full month is paid by bank account, the fee is waived and they pay $0.

Point them to the fees page and the renters page. Two of our guides help with common questions: weekly room rental or monthly rent explains how to choose a schedule, and what is included in a furnished room explains what to ask about furniture and utilities.

CoRent serves Richmond, Petersburg and Colonial Heights, Virginia. If your friend needs a room somewhere else, CoRent is not available there today.

If you know an owner with a big house

You may not be the right person to refer a roommate, but you might know an owner. The referral page pays $1,000 for every host that lists a property with 4 or more bedrooms. That is the reward the page describes, and it is for the host, not for a renter who rents a room.

If you know someone who owns a house that size and wants to rent rooms, you can send them to the host page. Let them read the terms, including the 5% platform fee, and decide for themselves. We cover the owner's side on the referral page and in the guide to renting rooms in your house on CoRent.

Do not tell an owner how much they will earn. Let them run their own numbers.

Tell people if you may get a reward

If you share a referral link and may receive a reward, say so. The Federal Trade Commission explains in its guide on disclosures for social media influencers that you should disclose any incentive or reward you receive for recommending a product, and that disclosures should be clear and hard to miss.

A short line is enough: "I may get a reward if you sign up through my link." Put it up front, not at the bottom. This is general information, not legal advice.

It also helps your friend trust you. They know you are not just chasing a reward.

Quick checklist before you send the invite

  • Ask your friend if they want the invite first.
  • Tell them the invite is optional and they can sign up without your link.
  • Send them to the renters page and the fees page.
  • Tell them if you may get a reward.
  • Remind them the host decides, and nobody is promised a room.
